What Do I Need To Get Started?

Please be aware that by the time you respond to our messages, there are typically less than 30 days remaining for us to postpone or cancel your foreclosure sale. Time is of the essence and we need to ensure that we receive all requested documents in a timely manner.
Short Sale
Negotiation
We work with the lender on behalf of the homeowner to negotiate a short sale. A short sale satisfies the payoff to the lender and avoids a foreclosure. It's a win-win for both parties. We also ensure there are no deficiencies or judgments from the cancelled debt.
Loan Modification
Assistance
We work with the homeowner's lender to modify the current loan or restructure into a new loan product to put the borrower back in good standing. When applying for a loan modification, time is of the essence. We need to have enough time to process the modification before the scheduled foreclosure date.

In preparation for quick sale, we can help with minor updates and fixes to ensure the homeowner gets as much as possible for their home. We can help with the following services: Change air filters, replace light bulbs, tighten up loose door knobs, fix broken windows, pest control, board up doors/windows, trash/furniture removal and general cleaning.

For homeowners with a VA loan, we coordinate with your lender and your VA rep to ensure you can take advantage of all foreclosure prevention options. The VA is a very influential organization in the lending industry, and they can be a very powerful ally to help postpone or cancel your foreclosure.
Emergency Foreclosure

If a foreclosure sale is imminent and the homeowner has been unsuccessful in reinstating their loan, we employ a variety of last-minute, emergency techniques to postpone and/or cancel the auction date. We then utilize the extra time to work with the lender on a long-term solution.
Partial Claims
A partial claim is an interest-free subordinate loan that's issued by the United States Department of Housing and Urban Development (HUD). It's used to pay a portion of a borrower's past due balance. The partial claim amount is placed as a junior lien on the borrower's property and is paid back when the borrower sells or refinances their home, or the mortgage is otherwise terminated. Similar federal programs include FNMA Principal Forbearance and the USDA Mortgage Recovery Advance
DOCUMENTS TYPICALLY NEEDED
As we learn more about your case, we will need to create a file, so that we are able to speak with your lender and determine the options that are still available to you. Typically, we will need the following items:
- Authorization to Release Information Form – (allows us to speak with your lender on your behalf (typically for up to 90 days.)
- 2 Recent Mortgage Statements – (to find out payment information, interest rate, arrears, etc.)
- 3 Recent Income Statements – (paystubs, social security benefit statements, etc.)
- 3 Recent Bank Statements – (lender will want to understand your current financial picture)
