CALL US TODAY - (678) 284-2500

Don’t wait another minute. We can help now – even if you have missed several payments or have received foreclosure documents. Our team can assist with loan modifications, loan reinstatements and deed review. We usually have a very tight deadline, so we need clients to provide all the needed information in a timely manner. As long as we have all the needed information, we have the ability to temporarily pause a foreclosure sale (even up to two days before the sale!)

A foreclosure severely hurts the borrower’s credit, so we aim to avoid it all together. There are ways to protect your credit, satisfy your lender and walk away with enough money for a fresh start.

By pausing a homeowner’s foreclosure, we give them time to decide what the next best step is for their family.

Short Sale
Negotiation

We work with the lender on behalf of the homeowner to negotiate a short sale. A short sale satisfies the payoff to the lender and avoids a foreclosure. It's a win-win for both parties. We also ensure there are no deficiencies or judgments from the cancelled debt.

Loan Modification
Assistance

We work with the homeowner's lender to modify the current loan or restructure into a new loan product to put the borrower back in good standing. When applying for a loan modification, time is of the essence. We need to have enough time to process the modification before the scheduled foreclosure date.

Veterans Administration

Emergency Foreclosure
Postponement

If a foreclosure sale is imminent and the homeowner has been unsuccessful in reinstating their loan, we employ a variety of last-minute, emergency techniques to postpone and/or cancel the auction date. We then utilize the extra time to work with the lender on a long-term solution.

Partial Claims

A partial claim is an interest-free subordinate loan that's issued by the United States Department of Housing and Urban Development (HUD). It's used to pay a portion of a borrower's past due balance. The partial claim amount is placed as a junior lien on the borrower's property and is paid back when the borrower sells or refinances their home, or the mortgage is otherwise terminated. Similar federal programs include FNMA Principal Forbearance and the USDA Mortgage Recovery Advance

Temporary Restraining Order (TRO)

A temporary restraining order (TRO) is an emergency lawsuit where you petition the court to stop a scheduled foreclosure sale. You will need to show the court a viable legal basis (for example, the loan is not delinquent or violation of foreclosure notice requirements) for the TRO. Attorney representation is highly recommended.

Equity Share Partnerships

A type of agreement where a third party provides the homeowner with a lump sum in exchange for a minority stake in their property or a percentage of future property value or profits upon sale.

Mortgage Audit

A mortgage audit examines a mortgage loan file to identify potential violations or errors in lending practices that could be used to challenge a foreclosure. While not always a guaranteed solution, they can provide homeowners with evidence to support their defense in court.

Note Purchase

With a distressed note purchase, a third party purchases your promissory note from the existing lender, becoming the new debt holder. This transfer creates an opportunity to restructure loan terms and establish a manageable payment plan that prevents foreclosure, helping you regain financial stability.
